How a pier-and-beam foundation is put together

A pier-and-beam home rests on a series of piers — masonry, concrete, or timber posts on pads — which support carry girders running beneath the house. Floor joists span between those girders and the perimeter, and the subfloor sits on top. The gap this creates is the crawlspace, and it is both the reason these foundations are repairable from underneath and the reason they have their own set of problems.

Fort Worth has a lot of this construction, concentrated in the neighbourhoods built before slab-on-grade became standard. Fairmount, Ryan Place, and parts of Arlington Heights are full of Craftsman bungalows and early-century homes on piers. Many have had work done at some point in the last century, some of it good and some of it improvised, and that history shows up in an evaluation.

When one of these homes develops a sloping floor, the cause could be at any point in that chain: a settled pier, a failed footing, a sagging girder, an overspanned or damaged joist, or a deteriorated sill plate. Identifying which one is the whole job of the evaluation, and it is why foundation repair in Fort Worth on these older homes starts with measurement rather than a pier count.

What we look at in the crawlspace

Access first. We need to get under the house, and clearance determines how thoroughly that can be done. Where clearance is very low, some of the structure may be genuinely inaccessible, and we say so rather than implying we inspected something we could not reach.

From there: pier condition and whether footings are adequate; girder condition, including sag between supports and any splitting or decay; joist condition, span, and any notching or previous modification; sill plate condition where the framing meets the supports; evidence of moisture, standing water, or past water; and evidence of prior repairs, including shims, jacks, or added posts left in place by someone else.

From inside the house we take floor elevation readings, which tell us the shape of the problem. A floor that drops steadily toward one corner reads differently from one that dips along a single line through the middle — and that line usually points at a girder.

Types of pier-and-beam repair

Pier re-support and shimming is the most common. Load is taken temporarily on screw jacks, the support is adjusted or rebuilt with a proper concrete pad and blocks, and structural shimming sets the girder back to the target elevation.

Girder and post replacement applies where a carry beam has sagged, split, or decayed beyond what shimming can address, or where deteriorated wood support posts have failed at their base. The beam-to-post connection gets checked as part of this, since a sound post under a poorly connected beam still leaves the load path uncertain. This is structural carpentry and it is scoped by the linear foot and the access involved.

Joist sistering adds a new member alongside a damaged or overspanned joist, bolted through so the two act together. It addresses deflection in the floor rather than movement of the foundation.

Sill plate repair handles the horizontal member where the framing meets the supports, which is the element most exposed to moisture in a damp crawlspace.

What this work does not cover

Crawlspace encapsulation is a distinct service with a distinct purpose. So is drainage correction. Both may be sensible on the same house, and both get quoted as their own line items rather than folded into a structural number.

We also do not treat every damp crawlspace as a structural emergency. Moisture in a Fort Worth crawlspace is common; whether it has caused structural harm is a question answered by looking at the wood, not by looking at a humidity reading.

What is the difference between a pier-and-beam and a slab foundation?
A pier-and-beam home sits above the ground on piers that support carry girders, which in turn support floor joists and the subfloor, leaving a crawlspace underneath. A slab-on-grade home sits on a single concrete pour resting directly on prepared ground. The distinction matters for everything that follows. Pier-and-beam homes can usually be re-supported and adjusted from underneath without cutting concrete, which is one of their advantages. They also introduce failure modes a slab does not have: wood decay, insect damage, deteriorated posts, and moisture in the crawlspace. The evaluation, the scope, and the disruption are genuinely different, which is why we do not use the same proposal template for both.
My floors feel bouncy. Is that a foundation problem?
Not necessarily a pier problem. Bounce or deflection in a floor often traces to the framing rather than the support beneath it: joists spanning further than they comfortably should, a girder that has sagged between posts, or a joist that has been notched or damaged. Sagging that follows the line of a carry beam points somewhere different than bounce felt in the middle of a room. We look at both the support and the framing before deciding which one to scope, because sistering joists will not help if a pier has settled, and adding piers will not help if the joists are undersized.
Do you replace piers or repair them?
Both, depending on what we find. A sound pier that has settled may only need the support above it re-shimmed and the load redistributed. A pier with a failed or undersized footing, significant deterioration, or one that was never adequate for the load usually needs rebuilding on a proper pad. Original piers in homes from the early twentieth century were often built to standards that no longer apply, and some were modified by previous owners. The proposal lists what is being rebuilt, what is being adjusted, and what is being left alone.
Can you level my floors perfectly?
No, and be wary of anyone who says otherwise about an older home. A house that has settled over decades has framing that has taken a set, finishes that were fitted to the current geometry, and masonry that will not appreciate being moved quickly. The realistic goal is meaningful improvement within a tolerance we define before starting, achieved in controlled increments. We tell you what recovery is achievable on your house, and we would rather set that expectation up front than have the conversation after the work.
Is crawlspace encapsulation part of the repair?
It is a separate service and it is scoped separately. Encapsulation addresses ground moisture with a vapor barrier and sealing. It does not re-support a sagging girder, replace a decayed sill plate, or correct a settled pier. Both can be appropriate on the same house, and if they are we quote them as two distinct items so you can see what each one costs and decide independently. Bundling them into a single number is where a lot of confusion between competing quotes comes from.
There is standing water under my house. What now?
That gets addressed before or alongside any structural work, not after. Standing water in a crawlspace is a condition worth understanding — where it is coming from, whether it is seasonal, and whether it has already affected the framing. Bulk water needs to be dealt with through drainage or grading before a vapor barrier makes sense, and any wood it has been in contact with needs inspecting properly rather than being covered up.
Will you need to get inside the house?
Some of it, yes. Floor elevation readings are taken from inside, and we look at doors, windows, and trim while we are there. The physical repair work is mostly done from the crawlspace. If flooring needs to come up for a specific repair, that is identified in the proposal with the restoration implications stated rather than discovered mid-project.
How long does pier-and-beam work take?
Most residential projects run a few days, driven by the number of piers, the extent of framing repair, and how workable the crawlspace clearance is. Low clearance slows everything down and we account for it in the schedule rather than pretending it does not. Your written scope states the expected duration for your property.
Is a permit required?
Often, and it depends on your jurisdiction and the scope. Structural work in Fort Worth is generally permitted through City of Fort Worth Development Services, and surrounding cities run their own processes. We confirm what applies to your address and state who pulls the permit in the proposal.
What about termite or wood decay damage?
We record what we observe and scope the structural repair of affected framing, replacing it with treated timber where it sits close to the ground or in a persistently damp crawlspace. We are not a pest control provider, and we will not diagnose an active infestation from damaged wood alone. If what we find looks like termite-damaged framing, we tell you and recommend a qualified inspection, because replacing damaged framing while the cause is still active is wasted work.
