What to include

  • What you are seeing: cracks, sloping floors, sticking doors, gaps at trim, separated porch.
  • When you first noticed it, and whether it has changed since.
  • Foundation type if you know it — slab or pier-and-beam over a crawlspace.
  • Any previous repairs, reports, or warranty documents you have.
  • Access notes: gate widths, slopes, landscaping, or anything unusual about the site.

What we will not do

  • Diagnose your foundation from a photo or a phone description.
  • Quote a pier count before anyone has taken elevation readings.
  • Tell you the repair is urgent when the evidence does not support that.
  • Give you a number without a written scope that explains what it covers.
