What a crawlspace does and why moisture matters

The crawlspace under a pier-and-beam home is a ventilated void between the ground and the floor framing. It gives access to the supports, the plumbing, and the underside of the house — which is one of the practical advantages of this construction over a slab.

It also puts timber framing directly above bare soil. Moisture evaporates from that soil continuously, and in a poorly ventilated or persistently damp crawlspace it raises the humidity around the joists, girders, and sill plates. Sustained high wood moisture content is what creates conditions for decay, and decayed framing is a structural problem that started as a moisture problem.

Encapsulation addresses the moisture side of that chain. It is genuinely useful. It is also frequently oversold, and it is routinely confused with structural repair in a way that costs homeowners clarity when comparing proposals. What the work involves

Assessment first. Clearance, ground condition, evidence of standing or past water, wood moisture readings, framing condition, existing ventilation, and the state of the access door.

Ground cover and sealing. A 10-20 mil polyethylene vapor retarder laid across the ground with seams sealed rather than simply overlapped.

What encapsulation does not cover

It is worth being blunt about this, because the bundling is so common.

Encapsulation does not sister a joist. It does not replace a decayed sill plate. It does not rebuild a settled pier or re-support a sagging girder. It does not level a floor. It does not correct drainage outside the house, and it does not make an active plumbing leak go away.

All of those may be appropriate work on the same property. Each of them is scoped as its own line item on our proposals, with its own price, so you can decide on each independently and compare them against anyone else’s quote. When a competing proposal gives you one number for “crawlspace repair”, asking for that breakdown is entirely reasonable.

Maintenance and what to watch

An encapsulated crawlspace is not a sealed box you never think about again. The access door detailing needs to survive being opened. Any dehumidifier needs its condensate drain checked. If a plumbing leak develops above the barrier, the liner will hold the water rather than letting it disappear into the ground, which is arguably a feature but means someone has to look.

Periodic inspection is the point, not an inconvenience. A crawlspace nobody has looked at since it was encapsulated is a crawlspace where a problem has had years to develop unobserved.

What does crawlspace encapsulation actually do?
It puts a continuous sealed barrier between the ground and the air in your crawlspace, so moisture evaporating from the soil no longer enters that space. The barrier covers the ground, seams are sealed, and the liner is usually attached up the foundation walls and detailed around piers and penetrations. In some specifications a dehumidifier is added to control the remaining humidity. The result is a drier crawlspace and drier framing above it. What it does not do is repair anything structural, stop bulk water entering, or fix a drainage problem outside the house — those are separate pieces of work with separate purposes.
Is encapsulation a structural repair?
No. It is moisture control. A sagging girder stays sagging, a settled pier stays settled, and a decayed sill plate stays decayed after encapsulation. Those are structural items and they are scoped, quoted, and carried out separately. The two are frequently bundled into a single number by providers, which makes it impossible to tell what you are actually paying for. We keep them apart on purpose.
Do I need encapsulation, or just a vapor barrier?
It depends on what the crawlspace is doing. A basic ground cover reduces moisture evaporation and is a reasonable, inexpensive improvement in many houses. Full encapsulation — sealed seams, wall liner, sealed penetrations, and often dehumidification — is a larger intervention that suits crawlspaces with persistent humidity problems or where wood moisture readings are genuinely high. We tell you what we observed and what each option addresses, rather than recommending the largest specification by default.
There is standing water under my house. Can you just encapsulate it?
No. Bulk water has to be dealt with first, through drainage, grading, or a sump arrangement with the discharge routing confirmed before we install anything on top of it, depending on where the water is coming from. Laying a liner over standing water traps it, makes the source harder to identify, and prevents anyone from seeing what is happening to the framing above it. If water is entering the crawlspace, the honest sequence is source first, barrier second.
Will encapsulation fix my sagging floors?
No. Sagging floors are a framing or support issue — joists, girders, piers, or posts. Encapsulation addresses air and ground moisture. It may slow further deterioration of wood that was being damaged by a damp environment, which is worth something, but it does not re-support anything. What about termites and future inspections?
This matters and it is often overlooked. A fully sealed crawlspace can make termite inspection harder if it is designed without thought. Pest control professionals need to be able to see the framing and the piers. We preserve inspection access rather than sealing the space into something nobody can check, and if you have an existing pest control arrangement it is worth telling us so the detailing works with it.
Do you diagnose wood rot from photos?
No. Discoloured or damaged wood in a photograph could be active decay, historic damage that has since dried, surface staining, or insect damage. Establishing which one requires being under the house with a moisture meter and probing the wood. We record what we observe and, where the evidence points to an active problem outside our scope, we recommend a qualified inspection instead of guessing.
How long does encapsulation take?
Most residential crawlspaces are completed in a small number of days, driven by square footage, clearance, and how much preparation the ground needs. Low clearance slows everything considerably and we factor that into the schedule honestly rather than discovering it on day one.
