What Crawlspace Encapsulation Covers (and What It Doesn't)

Encapsulation scope and limits — vapor retarder, sealing, dehumidification, what it controls, and what it does not repair structurally.

The exact scope of crawlspace encapsulation, and the work it is frequently bundled with but does not include.

The definition

Crawlspace encapsulation is a moisture-control system. It places a continuous sealed barrier between the ground and the air in the crawlspace, so moisture evaporating from the soil stops entering that space.

The intended result is a drier crawlspace and, consequently, drier framing above it. That is the entire purpose. Everything else it gets credited with in marketing belongs to some other piece of work.

What is included

Ground cover. A polyethylene barrier laid across the crawlspace floor. Specification varies by product; thickness and durability are worth asking about.

Sealed seams. Overlapped and taped or otherwise sealed, rather than simply laid over one another. This is what distinguishes encapsulation from a basic ground cover.

Wall liner. In a full encapsulation, the barrier is carried up the foundation walls and terminated at a defined height, so the ground surface is fully enclosed.

Pier and penetration detailing. The liner is sealed around piers, pipes, and duct penetrations so the barrier remains continuous. Fiddly, time-consuming, and the difference between a sealed space and a mostly-sealed one.

Access door detailing. The point most often skipped, and the one that undermines the rest when it is.

Dehumidification, where specified. With its power supply and condensate drainage stated in the scope.

None of these is a criticism of encapsulation. They are the boundaries of what it is, and knowing them is how you read a proposal.

Sequence matters

Bulk water first. If water is entering the crawlspace — from surface runoff, poor grading, or a plumbing failure — that gets addressed before a barrier goes in. Laying a liner over standing water traps it, hides the source, and prevents anyone seeing what is happening above.

Structural assessment second. If framing has already been damaged, that is identified before the space is sealed. Encapsulating a crawlspace with decayed sill plates means the next person to look at them has to undo the liner.

Barrier third. Once the space is dry and the structure is understood.

Why the bundling matters

The commercial pattern worth being alert to is the single-line crawlspace quote: one number covering structural work, moisture control, and drainage without saying what proportion goes where.

It is impossible to compare against another proposal, impossible to decline part of it, and impossible to verify afterwards. Asking for the breakdown is reasonable, and the willingness of a provider to give it tells you something.

What does encapsulation actually include?
A continuous vapor retarder laid across the ground with the seams sealed rather than simply overlapped, usually carried up the foundation walls and terminated, with piers and pipe or duct penetrations detailed so the barrier stays continuous. The access door is detailed too, which is the element most often left undone. Depending on the specification, a dehumidifier may be included with its power connection and condensate drainage. Anything beyond that — drainage, structural work, pest treatment — is a separate scope.
Does encapsulation fix sagging floors?
No. Sagging floors are a framing or support problem: deflected joists, a sagged girder, a settled pier, or decayed timber. Encapsulation controls the air and ground moisture in the space. It may slow further deterioration of wood that was being damaged by a damp environment, which is worth something, but it does not restore capacity or position to anything. That work is scoped separately as framing repair or pier re-support.
Do I need a dehumidifier?
It depends on conditions rather than being a default inclusion. A crawlspace where the main moisture source was ground evaporation may reach acceptable humidity with a good barrier alone. One with persistent high humidity from other sources may warrant dehumidification. A dehumidifier also brings requirements — a power supply, condensate drainage, and periodic maintenance — that should appear in the scope rather than being discovered afterwards.
Is a basic vapor barrier enough, or do I need full encapsulation?
A basic ground cover reduces evaporation and is a reasonable, inexpensive improvement in many houses. Full encapsulation — sealed seams, wall liner, sealed penetrations, often dehumidification — suits crawlspaces with persistent humidity problems or genuinely high wood moisture readings. We describe what we observed and what each option addresses rather than recommending the largest specification as a matter of course.
Can I still inspect for termites afterwards?
You should be able to, and that has to be designed in. A fully sealed crawlspace can obstruct pest inspection if it is installed without thought, because inspectors need to see framing and piers. Tell us if you have an existing pest control arrangement so the detailing works with it. A crawlspace nobody can inspect is a liability, not an upgrade.
