What concrete leveling does

Concrete leveling, sometimes called slab jacking, raises settled flatwork back to its intended position by injecting expanding polymer beneath it. It is a targeted fix for a specific problem: a concrete panel that has dropped because the material supporting it moved, eroded, or compressed.

The typical candidates around Fort Worth are driveways with a settled panel at the garage approach, sidewalks that have formed a lip at a joint, patios that have tilted back toward the house, pool decks, and concrete steps or landings that have pulled away from the structure.

What it is not is foundation repair. That distinction runs through this page because the confusion between them is genuinely common, and it costs homeowners money in both directions — some pay for foundation work when they needed flatwork leveling, and some assume a leveled driveway means their house has been dealt with. If the structure itself is the concern, that is foundation repair in Fort Worth, and it is a different scope entirely.

What causes flatwork to settle

Flatwork sits on prepared subgrade, and it drops when that subgrade fails to hold it. The usual reasons:

Poor compaction at construction. Fill placed and not compacted properly continues to consolidate under load for years.

Subgrade erosion and washout. Water running consistently along an edge or under a joint carries fine material away. This is the cause most worth identifying, because it is ongoing.

Soil volume change. Expansive clay shrinks in dry periods, withdrawing support from beneath a panel.

Tree root activity. Roots both displace material and draw moisture out of it, and both effects show up in nearby flatwork.

Under-slab washout near downspouts. Roof water discharging at the edge of a driveway does a surprising amount of damage over a few seasons.

When leveling is the right call, and when it is not

Good candidates: sound concrete that has settled more or less as a unit, with limited cracking, adequate thickness, and a subgrade problem that is either resolved or resolvable.

Poor candidates: panels broken into several pieces, heavily spalled or deteriorated surfaces, unusually thin slabs, and any situation where the water causing the washout has not been addressed. Lifting concrete over an active washout buys you time, not a solution.

Replacement is often better where the concrete is at the end of its life regardless of position. Levelling a panel that will need replacing in two years is not a saving.

Cost factors

Flatwork leveling is quoted by the area and the volume of material required, which depends on how much void there is and how far the panel needs to rise. Other factors: panel thickness and condition, how accessible the area is for the equipment and hose runs, whether drainage or washout needs addressing first, and finish expectations around the port patches.

It is nearly always substantially less expensive than replacing the same area of concrete, which is the main argument for it where the panel qualifies.

What is concrete leveling and how does it work?
Small ports are drilled through the settled concrete panel, and a closed-cell polyurethane polymer is injected beneath it. The polymer expands, fills the void that allowed the panel to drop, and lifts the concrete in a controlled way as more material is introduced. Height is monitored as it moves. When the panel reaches the target position, injection stops and the ports are patched. The whole operation is usually completed in a few hours per area, and the surface can generally take foot traffic quickly and vehicle traffic shortly afterwards. It works because the polymer is light, cures fast, and does not add significant weight to the subgrade that failed in the first place.
What kind of concrete can be leveled?
Supported flatwork, essentially: driveways, sidewalks, patios, pool decks, garage approaches, steps, and landings. The concrete needs to be structurally sound enough to be lifted as a unit. A panel that has settled evenly and has minimal cracking is an excellent candidate. A panel that is badly cracked into multiple pieces, heavily spalled, or unusually thin is not — lifting it tends to make the cracking worse rather than producing a tidy result.
Is this the same as foundation repair?
No, and the distinction matters. Concrete leveling raises flatwork that is not carrying the structure of your house. Foundation repair addresses the slab or pier system that is. They use some related vocabulary and occasionally similar-looking equipment, which is why the two get conflated in advertising. Levelling your driveway does nothing for your foundation, and repairing your foundation does not raise your patio. If a proposal blurs the two, ask which one you are actually buying.
Why did my driveway settle in the first place?
Usually the material underneath moved or washed out. Common causes include poorly compacted fill placed during original construction, subgrade erosion where water runs consistently under an edge, soil shrinkage during dry periods, and tree root activity displacing or drying the ground. Understanding which one applies matters, because if water is actively washing material out from under a panel, lifting it without addressing the water means it settles again.
How long does the lift last?
The polymer itself is stable and does not break down or wash away. What determines longevity is whether the cause of the original settlement is still active. Where the cause was one-off — settlement of fill placed at construction, for instance — the result typically holds indefinitely. Where water is still eroding the subgrade, the panel can drop again, and the honest answer is to fix the drainage as well.
Will the injection holes be visible?
Slightly. The ports are small, and they are patched with a cementitious material after the work. On a weathered driveway the patches are usually noticeable up close and unremarkable from a few steps away. On a decorative or stamped surface, port placement gets more thought and the visual result should be discussed before you commit.
Can you level a cracked patio?
Minor cracking is generally fine. Extensive cracking that has broken the panel into separate pieces is a different matter — those pieces will move independently during a lift and the result is rarely satisfying. In that case replacement is usually the better value, and we will tell you that rather than taking the easier sale.
Will leveling affect my drainage?
It should improve it, but only if slope is treated as part of the goal. A patio that has settled toward the house is directing water at your foundation, and correcting that fall is often the real reason to do the work. We check the finished slope rather than just matching panel heights, because two flush panels that both drain toward the building have not solved anything.
